Step by step

HOW DO WE MEET

After you have chosen the property of your interest, you may contact us by e-mailing the preferred person on our contacts list. We will then arrange for a viewing trip for you. It is best to give us your flight details, and leave the hotel reservation to us .Of course we will give you detailed information about the location and the prices of the hotels. The reason for us to suggest this way of proceeding, is that some of our clients book a small cheap hotel, but it is difficult for them to find, because most of the signs at the moment are in Bulgarian only.

We will organise your airport pick up, and transportation to the region your chosen property is located in. The cost for this service will depend on, whether you are purchasing any property with us or not. In the case you are, there will be no charge. We will only charge you an amount of 36p / 25 eurocents per 1 km distance, to cover the expenses for trips, if there has been no deal.

Another option for you to consider is hiring a car. International car hire available at the airports, alternatively further information is available on the Internet.

WHEN YOU CHOOSE YOUR DESIRED PROPERTY

You would be required to sign a brokerage (intermediation between vendor and buyer) contract with us, and pay 10% of the price, so we can reserve the particular real estate exclusively for you, and sign a preliminary contract with the owners.

According to the currant constitution in Bulgaria, foreign citizens may not own real estate (land) in the country, unless they are the owner of a registered limited company through the Bulgarian court system.

Depending on whether you buy and apartment or a house, there are different requirements.

Technically, with an apartment you do not buy the land, so the following do not apply.

When you wish to own a house with a garden, or just land, you will then have to register as a limited company in Bulgaria. Usually the charge for this service is €500 / GBP350 approx.

You will also have to open a Company bank account here in Bulgaria, and pay in the amount of your Company’s capital, which is BGN 5000 (or about €2500 / GBP1,700). This amount should stay in your account until the final registration of your Company. On completion of the registration you may wish to use this capital for payments towards your new property.

The procedure of registration takes about seven working days.

  • She will:
    • represent your interests and,
    • provide you with legal advice, as your attorney,
    • prepare all paperwork needed,
    • register your new limited company,
    • sign the preliminary contract with the vendor for you, and in case it would be more convenient for you to complete the deal from a distance, she will represent you in front of all legal entities, and sign the deed for you
